Property Pig™ is an electronic marketplace where people with homes to sell meet people who want to buy a property. Sellers put the information about their property into our database, and buyers can search those homes which meet their needs. Are you a real estate agency or broker? No – we believe that the internet has made real estate agents and brokers unnecessary. They charge way too much money for providing the simple introduction service that we provide here. We charge sellers $49.99 to put the information about a property on Property Pig™. Buyers can look for free. Buyers and Sellers each pay a fee of $250 when closing escrow. Do you have any other "hidden" fees? No. We do get paid for the ads you see on our site, and we get paid by the companies who provide services to our clients. But, we require that all of the companies we recommend provide excellent services at a discounted price for our clients. Yes, yes, yes, yes. Real estate agents and brokers charge up to 7% of the sale price of the property. If you are selling your property, that comes right out of your pocket. Buyers have been taught that since the seller is paying this fee, the real estate agent is free. This is a big stupid lie. Sellers have to raise their prices to pay this fee. Simple example: Let's say you have a house for sale that is worth $250,000. If you list it with a real estate agent you will probably be asked to pay a fee of 6% which is $15,000. If you sell your house for $250,000, after paying the real estate agent you will get $235,000. (250,000-15,000 = 235,000). Using Property Pig™ you have two choices. You can put your property on our site for $250,000 and pay only our fees of $299.99 (49.99 plus 250.00 when you sell). This leaves you $249,700.01. Or, as we recommend, you can lower your price to $242,500. This will make your property sell faster compared to other properties located in your area. You will keep $242,200.01 (242,500 - 299.99.) And, the buyer will save $7,500 making the buyer want your property more than a similar property in your neighborhood offered by a real estate agent at the $250,000 price. Property Pig™'s clients save money and transaction costs. We help you do a little work to save a lot of money. Is it hard to sell or buy my property without a real estate agent? No. It takes a little bit of time to research the values in your area, and after that almost all of the work is done by the lender and the escrow company. You have to decide where you want to live, or what you should charge or pay for your property. We have provided resources for you on the PropertyPig website to help figure everything out. The hardest part is to get over the fear that real estate agents want you to feel, so that you will continue to pay their outrageously high fees. Is it legal to buy or sell property without going through a real estate agent? Yes. |
